Developer hopes new townhome project will ‘fight urban sprawl’ in downtown Lexington

A developer wants to rezone a 5.5-acre commercial plot near downtown Lexington and turn it into 31 new detached townhomes.

Located at the corner of Old Chapin Road and Snelgrove Road, the property provides a unique opportunity to build homes within walking distance of Main Street, said Jonathan Stambolitis, director of development for Revival Developments LLC.

“This project is really designed to fight urban sprawl, which is having a huge impact on the town’s utilities and infrastructure and increasing traffic,” he said. “The town is in desperate need of something like this to change how people think about neighborhoods.”

The roads connecting the townhomes will be modeled after the “Woonerf System,” a type of residential street developed in the Netherlands that aims to prioritize pedestrians and cyclists instead of cars.

Open greenspace will make up nearly 30% of the neighborhood, “in order to give residents a place to play, socialize and engage in the community,” Stambolitis said.

The units will range from 1,120 square feet to 1,420 square feet and will be priced between $225,000 and $280,000.

Lexington Town Council is set to vote on the rezoning request at its Nov. 1 meeting.

If all goes as planned, Stambolitis said they hope to break ground by January.
