An undeveloped, wooded site along the shores of Lake Murray could be sold for development into a “legacy estate” for a sales price of $6.5 million.

The 6.5-acre site has an approximate 909 feet of waterfront on the lake, the largest currently available, according to an online listing that is asking for $6,560,000 for the land.

“This legacy homesite offers a rare opportunity to create one of the finest private compounds on the lake,” the listing says. “Privately tucked along a protected peninsula with expansive big-water views, this tract combines unmatched scale and privacy rarely found on this side of Lake Murray.”

The site is on the north side of River Road, about half a mile from the state park on Pine Island.

The listing says the wooded site along the lake would be a prime location for a “landmark waterfront estate,” similar to the large neighboring property at 630 River Road, a “remarkable custom residence” featured in the listing.

Despite currently only featuring hardwoods and pine trees, the site is meant to be the initial offering of Almost Heaven Estates, which will include strict requirements that will be enforced in the sales documents.

“The property will be governed by architectural and deed restrictions to ensure that every residence within Almost Heaven Estates reflects exceptional design and enduring value. Homes must meet a minimum of 4,000 heated square feet with architectural review standards designed to preserve the estate character of the community.”

Architectural guidelines and deed restrictions will be made available once a sale is final.
