The 6 priciest homes for sale near downtown Columbia are over $1 million. Here’s a list

The market for homes close to downtown Columbia continues to be hot, real estate agents say, even in the $1 million-plus range, with four sales pending and six currently listed.

One of the pending sales broke the $2 million mark. That was for 156 Gregg Parkway on Columbia’s east side in the gated Gregg Park neighborhood.

Burton Fowles of Wellman Realty said houses in available intown Columbia have been selling for more than he ever imagined. With the higher end houses, it might take longer to sell but the market remains solid.

He said he has heard from some owners of the higher-priced homes that they want to downsize, but are waiting because they fear they won’t be able to find a house they like in the tight market. It’s not uncommon to have as many as eight offers on homes in the $400,000 to $500,000 range, he said.

Often, homes sell for more than their asking price.

Fowles represents the owner of one of the $1 million homes, Chris Young, who works for a packaging company and owns 2822 Canterbury Road in the Forest Hills neighborhood. The asking price is $1,027,500. It is a 3,527-square-foot house with a tile roof and copper gutters on 0.29 acres. It has four bedrooms, four baths, two fireplaces and no garage.

Also on the market is 2512 Wheat St. in Shandon. It is the former home of long-time Columbia lawyer Clinch Belser Jr., whose father, also a lawyer, served in the General Assembly for decades. One of their ancestors was once South Carolina’s governor.

Belser and his wife, Mary, sold the house a year ago to Ronald Provenzano, a business owner and his wife Susan, a visiting professor at the University of South Carolina School of Law.

Graeme Moore, who is handling the sale, said the Provenzanos came to Columbia for work and have since relocated.

The house, built in 1929, was designed by LaFaye and LaFaye, a Columbia architecture firm also responsible for St. John’s (Shandon) Episcopal Church, Shandon Presbyterian Church, Township Auditorium and the Columbia Hotel.

Moore said the Provenzanos did some painting and floor refinishing, but have kept the historic integrity of the 4,653 square-foot house on 0.38 acres. It has a detached garage with a room above that could serve as guest quarters or rented out, he said.

Asking price is $1,195,000.

  • 4624 Lelias Court: $1,740,000, also in Lake Katherine area, six bedrooms, five and a half baths, 5,735 square feet on 0.49 acres, 180 feet of lake frontage, private boat ramp and dock, outdoor grill, covered front and back porches, two sunrooms.

  • 6157 Eastshore Road: $1.35 million, five bedrooms, four baths, 5,564 square feet, pool .67 acres 150-feet of water frontage on Forest Lake.

  • 703 Spring Lake Road: $1,375,000, 6 bedrooms, 6 baths, 5,847 square feet, 1.6 acres, pool, master suite on main level with sitting room.
