You can buy this SC parking lot for $15M. Here’s why it’s a good deal
So much development has taken place in downtown Greenville, parking lot owners are beginning to sell or lease.
One, a 1.5 acre lot on Main Street was briefly for sale last year but the family that has owned it for 120 years decided against selling despite receiving a bid of about $20 million.
That lot is across the street from the recently developed Camperdown development on property where the Greenville News once stood.
Charles Gouch of listing agent CBRE told The Charleston Post and Courier he expects the site to be relisted later this year.
The owners, members of the Sawyer and McElveen families, have repeatedly been approached through the years about selling because of the location, where a number of properties have been redeveloped for office space, hotels and several restaurants. City Hall, across the street, is slated for redevelopment as well.
On the market now is a 2.27-acre parking lot on McBee Avenue, with an asking price of $15 million. Hughes Commercial Properties owns the land that extends underneath the Church Street bridge.
CEO Jackson Hughes Jr. could not be reached for comment.
Another lot, this one for leasing, is on the corner of South Main Street and McBee, next to Carolina Ale House. It is slightly less than half an acre.
It is zoned mixed use, as are most properties in the central business district, and is being handled by AK3.
AK3 is advertising the lot for a 15 to 50-year lease for a host of options including office, multifamily, hospitality and retail.
Alex Kiriakides of AK3 said they’ve been approached by developers looking to build a hotel, retails and condos so far.
He said the family-owned company felt leasing the property would be more beneficial since it has no debt. They owned the property at the corner and bought another contiguous piece for $1.76 million in 2021. The owners are listed as AK3 LLC and Ckc30mcbee LLC.
