Big SC lender that canceled lease in $1B development finds new home. Here’s where
A real estate lending company that canceled its lease in a $1 billion mixed use development in Greenville will instead locate in an existing building downtown.
Lima One Capital will lease 60,000 square feet on two floors at 300 East McBee Avenue, where Prisma Health has offices.
The building has recently been renovated by Hughes Commercial Properties.
“Lima One’s decision to relocate its headquarters to 300 East McBee marks a key milestone for both our company and the City of Greenville,” Harrison Hughes, executive vice president of Hughes Commercial Properties. said in a news release. “Their presence reinforces our vision of creating a dynamic business hub in the heart of downtown.”
Lima One officials had intended to locate in the County Square development that’s under construction, but the groundwork was taking longer than anticipated.
The project was a $51.4 million investment, and Lima One was considered one of the anchor tenants in the development that includes Greenville County government operations and a number of entertainment and restaurant options.
Among them, Whole Foods Market and Pottery Barn.
RocaPoint Partners is the developer for County Square, which is being built on 40 acres where the former Greenville County government office building was located on the outskirts of downtown.
Lima One CEO Josh Woodward said in a news release the company hopes to move into its new headquarters in the summer of 2025.
“We are delighted to provide an environment that fosters creativity, wellness, and a strong sense of community for both our teammates and Greenville at large,” he said.
Lima One’s headquarters has been in Greenville since 2011.
Its current headquarters has been located close by, at 201 East McBee since 2014.
Hughes said with the inclusion of Lima One, 300 East McBee is nearly full.
“This redevelopment seamlessly combines high-quality Class-A office space with vibrant restaurant and retail offerings, all just steps from Greenville’s Main Street,” Hughes said.
