Amid development boom, more new housing pitched for growing Columbia-area corridor

Developers hope to build 201 new homes in a growing residential neighborhood off Leesburg Road in the Hopkins area.

The project would expand the existing Canary Woods subdivision, which was first proposed in 2005 and has grown to more than 300 properties in the last two decades.

This phase would be the largest addition to date, according to current and past planning documents for the Canary Woods subdivision.

The average lot size in the next phase of the subdivision is around 6,300 square feet, according to city planning documents. A portion of the site will be preserved for open space.

The Columbia Planning Commission will consider the site plan for the subdivision addition at a regular meeting Thursday.

New housing development has boomed around Columbia in recent years, particularly in the Lower Richland area, Hopkins included. Despite high interest rates on construction costs in recent years, demand is still outpacing supply, according to the 2023 Palmetto State Housing Study.

It is going to take at least several more years for the supply to catch up, which means residents should expect to see more and more development in coming years, University of South Carolina researcher Joseph Von Nessen previously told The State.
