Construction of a luxury apartment complex begins in this small SC city. Here are the details
A 21-acre tract long eyed by developers in southern Greenville County will become a large upscale residential development with five four-story apartment buildings, 12 townhomes and three carriage homes.
Known as District South, the property was annexed by the city of Mauldin at the request of developer Flourney Development Group of Columbus, Georgia. It is located at the intersection of Tanner Road and Verdin Road where two homes were located, amid a cluster of commercial uses along heavily traveled Woodruff Road including a day care, car wash, a retirement home and some townhomes.
It was first proposed to the Mauldin Planning Commission in 2022 and is scheduled to be completed in March 2027.
The development will include 14 work spaces on the ground floor, which can be combined with living space above, ranging from 700 square feet to approximately 1,200 square feet. These would be for small offices or retail uses such as accountants, architects, artists or computer software and multimedia related professionals.
The developer also said in planning documents the spaces could hold a coffee shop, hair stylist or a home-based office worker.
The application ruled out vehicle repair or maintenance, adult businesses, massage parlors or large commercial restaurants.
The development also will include a market, fitness and wellness center, swimming pool, meeting room, fully supplied hobby room, dog park and pet spa, car wash and mail room.
The residences will be a mix of one-, two- and three-bedroom units from 600 square feet up to 1,600 square feet.
“This project further reflects our commitment to delivering best-in-class communities that combine modern elegance, careful and thorough attention to detail, and a distinct sense of community,” Ryan Foster, senior vice president of Flournoy Development Group, said in a news release.
Nearby residents expressed concerns at a Planning Commission public hearing in 2022 about traffic and storm water runoff.
The Planning Commission noted the traffic concerts when it recommended the project, which was subsequently approved by Mauldin City Council.
The South Carolina Department of Transportation has since made a number of improvements on Tanner Road.
Flourney has built several apartment complexes in Greenville County including District Midtown, District West, The Aventine Greenville, Carolina Point Apartments and The Paddock Club Greenville.
Its District East development on Pelham Road on Greenville County’s eastside is scheduled to begin pre-leasing this spring.
