Rural part of Lexington County could add 300 more homes. Here’s where
More than 300 homes across two different subdivisions could be coming to the Gaston area of Lexington County if the county’s planning commission gives developers the green light.
One planned housing project, the Valley Crest subdivision, would bring 198 single family homes to 129 acres along Fish Hatchery and Casa Dell Roads. The other, the Terra Pines subdivision, aims to put 119 homes on 80 acres near Blackville Road and S.C. Highway 6. Together, the projects would bring a total of 317 single-family houses to long rural areas just outside of Gaston. The projects will go before Lexington County’s planning commission Thursday.
The proposed housing adds to the growing list of single-family subdivisions aimed for the mostly undeveloped parts of southeast Lexington, as growth in the county expands outward. The two projects make at least four that’ve been pitched or approved for that area this year alone — earlier this year, the county’s planning commission approved a nearly 200-home development along Edmund Highway, near Scenic Court. And in April, a housing development initially approved in June 2024 was more than doubled and approved by the planning commission to include a total of 624 units, including single-family homes and duplexes.
“It’s a growth corridor, that’s where things are headed and the subdivisions that we’ve had near there have done well and we’d like to keep that momentum going,” said Scott Morrison, the developer for Valley Crest.
Developers for Terra Pines did not immediately respond to a request for comment.
Morrison is in the process of closing the sale of the land the houses would go on. The other project, Terra Pines, which is being developed and engineered by West Columbia-based Power Engineering Company, was bought by Terra Pines Investors LLC for $675,000 at the beginning of May, Lexington County property records show.
Having been recommended by the Lexington County Planning Commission this week, the projects must now go before the county council for approval.
