A successful retail strip in Columbia’s Five Points is about to get even bigger.

Developer Gustavo Spoliansky is expanding his commercial footprint along Harden Street with a new endeavor that is set to have room for three new storefronts. Two of those storefronts are already leased, Spoliansky said — one by a cafe and another by a “college-friendly” restaurant. He added there is also already interest in the third storefront, but said he could not yet share those details.

The project is an expansion of a strip Spoliansky previously developed, which includes much of the 900 block of Harden Street. His existing property includes the Flying Biscuit Cafe, Teriyaki Madness and the Spectrum store across from the Five Points Food Lion.

Spoliansky first purchased the properties in 2017 with partner GL Malibu, LLC. He will be the main developer of the expansion project, under the company Bow Truss Capital.

The project is named The Treadwell, after Dr. Henrie Monteith Treadwell, the first Black attendee of the University of South Carolina post-reconstruction, after she successfully sued to force the school to racially integrate.

“We’re so proud to be able to name this project after her,” Spoliansky said.

The expansion of The Treadwell is set to include open space and outdoor seating along that stretch of Harden Street. Spoliansky’s team expects to be able to break ground on the project by January or February 2026, with the new site being open for business possibly by the end of 2026, or by the first quarter of 2027. Local architecture firm Studio 2LR will design the project, which includes a partial brick veneer, and black metal awnings to provide shade for outdoor seating.

The project will go before Columbia’s Design/Development Review Commission this week.
