Seven-story apartments pitched near University of South Carolina
A Denver-based developer is planning a seven-story apartment complex just outside of downtown Columbia, near the University of South Carolina.
Columbia’s Planning Commission Thursday will consider plans Thursday for the seven-story, 237-unit apartment complex proposed for a site at Catawba and Gadsden streets immediately south of downtown. Developer Cardial Group Investments anticipates the project could be built by 2027. It would include more than 300 parking spaces, and new sidewalks around the property.
The project is described as a “multi-family residential development,” and does not appear to be specifically intended for student renters.
The site is currently marked by a warehouse building and a for sale sign listing the property as “available.” The location is also bounded by railroad tracks to the north intersecting Lincoln Street, and to the south, intersecting Catawba Street.
If the 237-unit project is approved, it is expected to create nearly 1,100 new trips in and out of the site area, according to a traffic study provided by the developer. That study notes that traffic on Lincoln Street is already “unacceptable,” and that for the project to move forward developers will need to address the traffic coming onto that street.
