House hunting? Here’s what $300k can get you in three Columbia neighborhoods

The Columbia housing market has shifted slightly this year over last, with more homes being listed, slight increases in sale prices, and more days spent on the market, according to data compiled by the Consolidated Multiple Listing Service, the real estate entity that tracks the market for the Midlands area.

The median sale price of a single family home in the Midlands was $287,500 as of October, according to the CMLS. That’s slightly higher than this time last year, when the median sale price was $279,900. But the area’s median home sale price is still lower than the statewide median of about $300,000.

In the Columbia area, the $300,000 price point offers a middle road option for those looking for something in-between a starter home and more expensive builds. Here’s what it can get you in three Columbia neighborhoods right now.

Arcadia Lakes

Built in 1960, this three-bed, two-bath home at 6609 Satchel Ford Rd near Arcadia Lakes is selling for $299,500, as of Dec. 8.

The home is 1,789 square feet, and has undergone several renovations, including both bathrooms and an updated kitchen.

The property sold for $245,000 in July of this year, and was re-listed at $300,000 by September. The seller dropped the price slightly, so now it sits at $299,500.

Earlewood

In Columbia’s historic Earlewood neighborhood, a 90-year-old home was recently listed for sale. A three-bed, one-bath home at 3120 River Dr. is being sold for $298,950.

The 1,366 square foot residence was listed for sale at the end of November – the first time the house has been on the market since 2005.

The home was initially listed at $299,000, but recently dropped to $298,950.

Woodlands Hills

In the Woodlands Hills area south of Harbison and west of St. Andrews, a three-bed, two-bath home at 717 Shadow Mist Ln. is being sold for $299,500.

The 1,850 square foot home was built in 1972 and listed for sale this year. In October, the price of the home was $324,960. As of Dec. 8, it’s dropped to $299,500.
