Townhouse rentals worth $50 million set for growing Columbia corridor. See where

A nearly $50 million new townhouse rental community is planned for a large swath of undeveloped land north of Interstate 77 and U.S. Highway 1, at about the middle point between downtown Columbia and the Sandhills area.

Richland County Tuesday approved tax incentives for the project, giving developers a 50% break on county fees for 10 years so long as the developer dedicates a portion of the townhouse project to workforce housing.

That means at least a portion of the rental units will have to be affordable for middle-income essential workers like teachers, public safety employees, those in healthcare and others for whom workforce housing projects are intended.

The developer behind the project is listed as Columbia Multifamily Development LLC, which purchased several connected properties on the site in 2023. That entity lists a Greenville address in the county documents.

The county incentive documents do not specify exactly how many units would be part of the new townhouse project, nor do the documents list a timeline for construction.
