These major Greenville SC area projects for 2026 will bring new restaurants, homes, jobs & more
Some major developments will begin or be completed in 2026 in Greenville County, including a semi-pro soccer park, an improvement to a long-under used commercial site and new businesses in a $1 billion reimagining of a former county government site.
Here are 10 developments expected in the new year.
Isuzu North America Corporation
The company will build a $280 million plant and create more than 700 jobs in Greenville County.
The Japanese company bought a 1 million square-foot facility on over 200 acres of land on Augusta Road in Greenville County to refurbish for the N-Series Gas, N-Series Electric and F-Series Diesel trucks.
It will be able to make as many as 50,000 vehicles a year.
Operations are expected to begin in 2027.
Soccer stadium
Construction began in September on a stadium for the Greenville Triumph SC and Greenville Liberty SC soccer teams at BridgeWay Station in Mauldin.
The first matches are expected to be played in 2026.
The project is being funded with $4 million from the City of Mauldin, $10 million from the State of South Carolina, and more than $13.5 million from Greenville Pro Soccer (GPS).
The stadium will seat 6,300 people and will be open to youth and college sports, concerts, festivals, marching band competitions, and community events.
It will blend in with BridgeWay Station’s European-inspired architecture.
Bolden Street District
Site work on the 90-acre development on Laurens Road will begin in mid-2026. It’s expected to take 10 years or more for the project to be completed.
The land was once owned by eclectic textile entrepreneur John D. Hollingworth, who left most of his estate to Hollingsworth Funds when he died in 2000. Verdae Development is a subsidiary of the fund, which has $394 million in assets, according to its most recent IRS filing.
The property is on the Swamp Rabbit Trail, a bike and walking path through Greenville County, and is close to downtown Greenville and the Greenville Downtown Airport.
It will include apartments, condominiums and townhomes as well as retail, restaurants, entertainment, personal and professional services, medical and professional offices.
County Square Redevelopment
Work on the 40-acre County Square Redevelopment close to downtown Greenville will continue.
RocaPoint is the master developer of the $1.1 billion redevelopment project.
This initiative is a joint venture with Greenville County, which was once housed in a former mall on the property. A county government office building has been built on the site.
It will include 3 million square feet of new Class A office, retail, hotel, residential and public space.
Various businesses are expected to open there, including Whole Foods and a rooftop movie theater. Also, a luxury townhouse development is expected.
Mosaic
The Mosaic project in Greenville’s West End will have three five-story mixed-use buildings on Academy Street in Phase 1 and 22 buildings with 94 units of residential in Phase 2.
Greenville Gateway
A long vacant site at the entrance from Interstate 385 to downtown Greenville is being developed as 327 apartments, about 8,500 square feet of commercial and rental space and a parking structure.
Site work began in late 2025.
The property has been vacant since 1997 when Greenville Memorial Auditorium was torn down to make way for a larger arena, now called Bob Secours Wellness Arena.
Miami-based NR Gateway Greenville is developing the 29 story, $130 building at 250 N. Church St.
The city of Greenville will invest $7.256 million for sidewalks, crosswalks, landscaping, a public plaza and a public art gallery.
Biltmore Walk
Located at Pearl Avenue and Biltmore Drive, the luxury townhome community near Greenville High School’s Sirrine Stadium and the County Square development will include 44 brick-and-limestone residences.
The developer says the design was inspired by Gramercy Park in New York City.
The development team includes Keene Development Group, Prescott & Foushee Construction, MHK Architecture, FORD Interior Design and Knight Strategies. Marchant Bateman and Co. of Blackstream Christie’s International Real Estate is handling sales.
The McDaniel
Located at East McBee and McDaniel avenues in Greenville, the McDaniel is another project of Keene Development Group.
It will include 30 condominiums and the first will be available in summer 2026.
Markley + Main
Another West End Greenville project, the six-story Markley + Main development broke ground in June. It will have 277 residences, EV car-charging stations, a lounge with golf simulators, rooftop lounge and pool and fitness center.
Also available is 10,000 square feet of retail space.
Laurens Road Kimbrell’s Furniture building
What do you do with an old abandoned furniture store?
Co-developer Nathaniel Long of Point Place Holdings says you build a village focused on technology and fun stuff to do.
It will include Launchpad GVL and a tech incubator space, Barista Alley Cafe & Roastery, Elite Battles by Social Latitude, and Kidzland, a children’s indoor play place.
Greer sports complex
Outside of Greenville, the city of Greer has committed $60 million to build a sports complex, a 200,000 square-foot facility with nine basketball courts, 18 volleyball courts, an indoor walking track, and a dedicated wrestling room.
This city said it plans to host summer camp programs, youth wrestling, senior programming, archery, and cheerleading as well as a site for other organizations to host tournaments, beginning in 2027.
