Housing in this SC county growing fastest in US & it’s not even close, new Census data shows

A nationwide slowdown in population growth occurred last year, according to new estimates from the U.S. Census Bureau, but housing growth continued to expand throughout much of the country.

Housing stock, which is the total number of housing units, reached 148.3 million in 2025, an increase of 1.4 million (1.0%) from 2024.

It’s nearly identical to the increase over the previous one-year period. From April 1, 2020, to July 1, 2025, the housing stock increased by 7.8 million (5.5%).

The house stock growth was even more pronounced in South Carolina. Here are the Palmetto State’s annual housing unit changes:

SC cities and towns didn’t have the fastest-population growth between 2024 and 2025, compared to other areas in Southern states, such as Texas, Florida and Alabama, but the Palmetto State had one of the highest annual percentage increases in housing units in the nation.

In 2024, SC had around 2,532,220 housing units, and in a year, that number grew to 2,579,744, an increase of 47,524. For both years, SC ranked 23rd in the county for its housing stock.

Out of all the states, SC had the 3rd highest annual percentage increase in housing units (1.9%), right behind Idaho (2.1%) and Arizona (2.0%). In the previous year, SC had the 8th highest annual percentage increase.

There wasn’t a single SC county that saw a decline in housing units, and most counties had at least a 0.5% increase in housing units, as shown on this graphic:

Jasper County took the crown in 2025 as it had the nation’s fastest-growing housing stock for the second year in a row, according to the Vintage 2025 estimates, and by a wide margin.

These are Jasper County’s housing unit changes in 2024 and 2025:

  • 2024 housing units: 16,896
  • 2025 housing units: 18,303
  • Percentage increase: 8.33%

The distance between Jasper County’s growth rate (8.3%) and that of the 2nd fastest-growing county (Dawson County, Ga., at 6.3%) was about the same as the distance between number 2 and number 18 on the list, according to the Census report.

Here are four other counties that had the highest percentage increase in housing units in SC:

Horry County

  • 2024 housing units: 230,437
  • 2025 housing units: 237,830
  • Percentage increase: 3.21%

Berkeley County

  • 2024 housing units: 106,898
  • 2025 housing units: 110,241
  • Percentage increase: 3.13%

Aiken County

  • 2024 housing units: 83,127
  • 2025 housing units: 85,654
  • Percentage increase: 3.04%

McCormick County

  • 2024 housing units: 5,952
  • 2025 housing units: 6,096
  • Percentage increase: 2.42%
