Housing developers want to put nearly 100 townhomes on a plot of land just off Interstate 20 in Lexington County.

The plan for the project, called Avanti Townhomes, could bring 83 townhome units to 22 acres southwest of the town of Lexington, near where Longs Pond Road crosses Interstate 20. If approved by the county, the development would be slot in right beside the Baneberry subdivision.

The townhomes are set to go before the county’s planning commission, for a vote on whether to recommend to the county council, on Thursday.

It’s unclear from planning commission documents which developer is behind the project, but the land is owned by First Seaside LLC, which purchased the property in 2012 for $50,000, according to county property records.

If approved, the project would join a number of other housing developments planned for the county that’ve been approved this year. But it’s one of the few examples of a townhome development, a type of higher density housing that hasn’t taken off in the Midlands area as much as it might seem. Earlier in the year, the city of West Columbia approved 50 townhomes right near its riverwalk.

As Lexington has grown, adding nearly 50,000 residents since 2010, county officials have grappled with how to ensure the area’s infrastructure keeps up with the growth. Last summer, the county added a review process for large housing developments to ensure that local schools and county emergency response agencies had the resources to keep up.
