More homes planned near Fort Jackson as demand for Columbia housing continues
A roughly 30-acre wooded area north of Fort Jackson is set to be razed for a new subdivision, with plans calling for up to 122 new single-family homes, according to information submitted to Columbia’s planning commission.
Mungo Homes plans to build the new Cypress Bend subdivision just north of Percival Road, on an as-yet undeveloped parcel wedged between Fort Jackson, Sesquicentennial State Park, and existing subdivisions to the northeast and southwest.
The plans for the new homes continue a trend that experts have said will likely continue through at least the next few years.
South Carolina’s population has grown steadily in the last decade, and even more so since the COVID-19 pandemic. But despite the population growth, housing development actually slowed between 2010 and 2020, University of South Carolina researcher Joseph Von Nessen previously explained to The State.
“We’ve seen a decade-long period of under-building,” Von Nessen said.
New subdivisions are popping up all over the Midlands, from explosive growth around Lexington, to a steady march of development across Lower Richland, and beyond. In addition to the construction of new single-family homes, the Midlands is also seeing demand for apartments and workforce housing, particularly in the Blythewood and Elgin areas, according to data from the real estate company Colliers.
