Developer pitches a 400-home subdivision in Lexington. Here’s where it would go.

A regional property development company wants to build more than 400 single-family homes to a growing neighborhood in Lexington County.

The 402 housing units pitched by development group Mungo Homes would sit on 174 acres of empty land in Red Bank, a fast-growing suburb of Columbia in Lexington County. The unincorporated community, just south of the county seat, has seen explosive growth in recent years.

The project, if approved by the Lexington County Council, would include single family homes on lots ranging between 9,000 and 11,000 square feet in size. It’ll go before the county’s planning commission Nov. 20 and later head to county council for approval.

The homes would be situated between South Lake Drive, Buck Corley Road and Vernon Drive. When reached by a reporter with The State, developers for the project declined to provide further details.

The housing pitch is one of the county’s largest this year, behind only a subdivision project set to bring more than 600 homes to rural land between South Congaree and White Knoll, only about six miles away. Red Bank had only added around 900 people to its population between 2010 and 2023, but the area has been a hotbed for developers in recent years. As the county’s population has grown, development has pushed further out into long-rural parts of the county.

A 60-acre, $65 million mixed use development is one of the most visible indicators of the area’s growth. It’s brought a handful of national businesses — Whataburger, Chipotle and Panda Express — along Platt Springs Road, with more on the way.
